America’s third tallest skyscraper and most famous historical building will undergo a $550 million upgrade program. The objective is to reinvent the 102-story iconic landmark by restoring and recreating its Art Deco grandeur and adding state-of-the-art enhancements.

Among the upgrades include: Extending the building’s “green initiatives” to provide a healthier environment for tenants, upgrading the HVAC (air conditioning/heating) building-wide, water-proofing the building’s stone facade, and reconfiguring the tower’s broadcast facility to accommodate digital broadcast technology.

According to W&H Properties, the current management company of the building, the new upgrades will result in a 38% percent energy savings with a three-year payback.

The Empire States Building was completed in 1930 and can accommodate more than 25,000 tenants. On a clear day, the view from its highest observation deck embraces an area with a circumference of over 150 miles.
